Town Of Hunter New Short Term Rental Law is now in effect

Greetings all,

Hope you’re having a great summer. 

For those of you who are not aware, the Town of Hunter has passed a law regulating short term rentals. The law went into effect on July 26, 2023. Anyone renting or who plans to rent has 180 days to comply with the new Town of Hunter regulations before they are fined and/or banned from renting. They are requiring a separate permit with fees and inspections from the fire department that are all listed in the link below. The applications, fees and requirements are all listed on the Town of Hunter website and link below. 


The fees and requirements of Hunter Highlands Phase 2, that are already in place, will remain for all who decide to rent. In addition, an approved town permit must be submitted to the board with your annual application fee in order to continue or start to rent your unit. 


Please be advised that the town law is for what they consider short term rentals only. That is any rental of any unit for less than 30 consecutive nights. That means anyone renting  only monthly, only seasonally or only annually will not be required to have a town permit. Anyone renting short term, even if it is once must gain a permit from the town as per the new law.


January 27, 2024 is 180 days from the inception of the town law regarding short term rentals. The Hunter Highlands Phase 2 renter application form and fee for 2024 is due January 1, 2024. You will need to prove you have a permit from the town, or are in the process of, before renewing your rental application. No rentals that are short term will be permitted on the property unless those requirements are met. All unauthorized renters and rentals will be reported to the town and are subject to fines and a ban on renting.
